Description 

Non-Resident Tax Remittance on Rental Income

Non-Resident Tax Remittance on rental income is a very important, time consuming responsibility if you have rental properties in Canada while renting abroad.

We charge a nominal fee of 25$ per month to do this on your behalf. 

As a non-resident of Canada, if you own and rent your Canadian property, you are subject to 25% tax withholding on the gross rental income, which must be remitted to the CRA by the 15th of the month after the month the rental income is paid. Don't take the chance on missing deadlines or have to take time out of your busy schedule to handle this on a monthly bases and hire professionals like us who can take it off your hands.

Property Management Service, 10% Monthly

What our extensive property management service provides.

-NO SET-UP FEE

-On time payment of property expenses such as, condo fees, property taxes, utilities, maintenance, repairs and services.

-Coordinate with your building syndicate/association for your rental unit.

-A 24/7 for 365 days EMERGANCY service for your tenants.

-Responsive handling of planned property maintenance and repairs.

-Managing Landlord and Tenant communication and resolving any tenant disputes.

-Tenant screening and selection through our personalized screening process.

-Perform background checks to verify their identity, credit history, income, dept and rental history   through references. 

-Assure that the potential tenant falls within our guidelines through our personal tenant criteria  questionnaire and process.

-Confirm the date the tenant will be moving in.

-Review building/home/unit by-laws, rules, regulations and lease guidelines.

-Ensure all agreements have been executed in the proper timeframe. 

-Perform a detailed move in inspection with the tenant with a inspection report with documented  pictures of the unit/home/condo and have the tenant sign the report.

-Collect the first months rent including any additional funds that are required ie. last month rent.

-Preparing unit/home/condo for rent

-Cleaning unit/home/condo making sure that it is attractive and inviting for the new tenants.

-Monthly rent collection

-Pursue late payments

-Enforcing late fees

-Perform a detailed move out inspection with the tenant with a inspection report with documented  pictures of the unit/home/condo and have the tenant sign the report.

-Provide the tenant with a copy and an estimate of damages if there are any.

-Return any deposit to the tenant if there was one.

-Handling the process of an eviction if necessary. 

-Clean unit and prepare for new tenants or to have it listed.

-For large projects such as remodeling and upgrades, we can over see the work being done, getting estimates from several trusted contacts that we have and going over the bids to choose the right one for your project. ( For overseeing of large projects, we charge a 10% fee of the total cost of the project. However, with our trusted contacts, we will be able to get you discounts).

-Fall walkthrough visual inspection with report.

We conduct fall walkthrough visual inspections around the daylight savings time change from October to early November. It’s our way of officially visiting and inspecting properties at least twice a year, fall and spring. One of the major tasks we complete during the fall visits, mainly for homes, is to shut off the outdoor water taps and drain the pipes before the weather temperatures drop below zero degrees and risk pipes freezing. In addition, we check smoke alarms and Carbon Monoxide detectors. We also check for leaky taps, caulking around bathtubs and kitchen, take photos of potential areas that need attention, check for burned lightbulbs etc.

When conducting this task, we take into account previous inspections and compare them with the current conditions to assess how the property is faring and document any issues that need to be addressed immediately or planned for in the near future.

-Spring walkthrough visual inspection with report

Very similar to the fall walkthrough inspection.

-Property Rental Service

-If you choose us to put your property up for rent, we will be using the expertise, licensed and trusted residential real estate brokers partnered with us at www.patricksb.ca. As a client of PSB Management, you will receive a discount on the commission for the rental broker. It will be 7% of the annual rent when it is rented with a collaborating broker or it will drop to 4% when a collaborating broker is not involved. This will include;

-Listing on MLS/Centris

-Marketing and ads created for your unit/home/condo

-Social media ads, videos and advertising

-Meeting every prospective tenant(s) in person to give a detailed, walkthrough showing.

-Go over or create Promise to Leas contracts

-Put together the Lease and making sure all parties agree and sign.
